BRECKENRIDGE LODGING HOME / PRIVACY POLICY

RENTAL AGREEMENT

1) This Rental Agreement is required to complete your reservation. Please read this document carefully, sign or initial, and return to Summit Vacations LLC as soon as possible. Summit Vacations LLC reserves the right to cancel this reservation if signed Rental Agreement has not been received in 48 hours, and no monies will be refunded as stated in item 2.

2) Cancellation of this reservation within 48 hours of booking will result in a $150 cancellation fee. Cancellation of this reservation after 48 hours and 61 days or more prior to the arrival date will result in forfeiture of the downpayment. If cancellation is received 60 days or less prior to the arrival date, no refund will be issued. All cancellations must be received via email or fax.

3) Damages to the unit will be charged to your credit card. An inventory of all items is performed before and after your stay. You will be charged the replacement cost for any items damaged or missing upon your departure.

4) Pets & Smoking are not allowed in any unit, under the covenants of the Homeowner’s Association. Housing of pets in this unit will result in eviction and forfeiture of all monies paid. Violation of this policy will result in an additional charge of $150 per pet per night, and eviction. Any cleaning required due to the housing of pets or smoking in the unit will be charged to your credit card.

5) Unit Occupancy Maximum is listed on the web site and in the Guest Services Directory in the unit. Occupancy greater than the maximum allowed in this unit may result in eviction, forfeiture of all monies paid, or additional charges of $100 per additional guest per night placed on your credit card.

6) Keys to the unit have been provided via combination lock box. Do not remove keys from the lock box faceplate. The removal or loss of any keys will result in a charge to your credit card. A small number of units require key pick-up at our office. In this instance the lockbox is located outside Summit Vacations' office door. Remove the keys and directions card from the lockbox and proceed to your unit. Keys are to be left in the unit upon departure.

7) Maid Service is not provided. An adequate supply of towels, linens, paper and soap products has been provided. The unit must be left reasonably clean. We perform standard cleaning of every unit upon the departure of every guest. Any excessive cleaning required after your stay will result in extra charges added to your credit card. If additional towels are desired, they can be delivered for an extra fee. If additional supplies are needed, they can be delivered for an additional fee.

8) A deposit payment will be charged to the credit card provided at the time of reservation. A reservation confirmation will be emailed. The remaining balance will automatically be charged to the same credit card 60 days prior to the arrival date, unless other prior arrangements have been made via email or fax. Detailed instructions, including directions, telephone numbers, and entry combination with access information are included. If you do not receive this, please call the office before you travel.

9) Unit Availability can change without notice, due to unforeseen circumstances. Summit Vacations reserves the right to move any guest, at any time, for any reason, to comparable accommodations, at no extra charge to the guest.

10) Parking/Towing Fees will not be reimbursed by Summit Vacations. All guests are supplied with appropriate parking permits.

11) Units offering access to the Upper Village Pool Facility will have access cards in the unit. These cards MUST be left in the unit upon departure. A $100 fine will be charged to the credit card for loss of this card, no exceptions.

12) Check in is at 4PM. Check out is at 10AM. This is strictly enforced. Early check-in (2:00 pm) and/or late check-out (12:00noon) are offered at an additional charge of $50 each, no exceptions, and must be ordered at least 24 hours prior to arrival.

13) Inconveniences experienced by Guest due to circumstances beyond the control of Summit Vacations, including amenities such as hot tubs, pools, clubhouses, saunas, etc. will not be compensated by Summit Vacations LLC.

14) Trip Interruption caused by inclement weather cannot and will not be compensated for by Summit Vacations.

15) Lift Tickets, Ski Equipment Rentals and all Transportations reservations are paid at time of reservation and are non-refundable.

16) Amount of Liability to Summit Vacation’s is limited to the rental amount paid by the guest, under any and all circumstances.

17) This Rental Agreement remains valid and binding regardless of changes made to the reservation; such as date of arrival or departure, relocation to another property, etc.

RENTAL POLICIES

Reservations Must be Made at Least 48 Hours in Advance.

Check-In, Check-Out Times: Check-In Time is 4 pm Check-Out Time is 10 am. Length of Stay: Minimum 2 Night Rental in Condominiums Minimum 3 Night Rental in Townhomes or Homes w/Private Hot Tub Minimum 3 Night Rental During Peak Season Minimum 3 Night Rental During President's Week Minimum 5 Night Rental During Holiday Season (Christmas - New Years') Minimum 4 Night Rental During March, Pre-Christmas & July 4th Week .

Payment Terms: Deposit Due w/Reservation (Visa, MasterCard or Discover) Balance Due 60 Days Prior to Arrival (Credit Card, Check or Money Order)

Cancellation Policy: This reservation will be held for a period of 48 hours. At that time, if the Rental Agreement has not been delivered to Summit Vacations, LLC, the space will be released for rental purposes, and the guest will be charged $150.00 as a cancellation fee. Cancellation 61 days or more prior to arrival date; forfeiture of the deposit made upon the reservation. Cancellation 60 days or less prior to arrival date - no refund All cancellations must be submitted via email or fax.

Change Reservation Policy: $50 per change of reservation

Cleaning Fee Policy: A one-time cleaning fee will be added to all reservations. A one-time cleaning fee will automatically be added to any accepted bid. Cleaning fees are based on a formula, and differ depending on the size & particulars of a unit.

Early Check-In/Late Check-Out Policy: Early check-ins (2:00 pm) or late check-outs(12:00 pm) are available for $50.

Guest Policy: No smoking in any unit - will result in fine and/or eviction. No pets in any unit - will result in fine and/or eviction.

Damage Policy: Any damages will be deducted from the credit card received prior to check-out. No pets are allowed. Violation of this policy will result in an additional charge of $50 per pet per night, and eviction.

Free Night Policy: The 7th night is free with the paid rental of 6 nights at the regular or more expensive rate - free night must be secured at time reservation is made.
